British Columbia has established some general standards and made recommendations in other regards. These requirements and recommendations are consistent across all affected municipalities. The legislation specifies where SSMUH in BC will be allowed and under what circumstances. It makes recommendations with respect to details such as setbacks and building heights.

Provincial Requirements for SSMUH in BC

An Urban Containment Boundary (UCB), a population greater than 5000 (some exceptions apply), and proximity to a frequently used transit stop are the three main conditions affecting applicability. SSMUH legislation applies to municipalities with a population larger than 5000 people. There are circumstances where a small community could be included. SSMUH developments must be allowed on lots within an UCB. Lots which are at least partially within 400m of a prescribed transit stop have increased density minimums.

In applicable locations, lots less than 280m2 have a three dwelling minimum. Lots between 280m2 and 4040m2 have a four dwelling minimum. Those over 4050m2 are exempt. Lots which are at least partially within 400m2 of a prescribed transit stop must have the maximum number of dwellings prescribed by zoning to be no less than six dwellings.

Provincial Recommendations for SSMUH in BC

The Province recommends structuring some details to maximize the SSMUH potential on any given lot. These types of details are at a level more finely granulated than the size or location of a lot. A couple of examples are:

  • Building height: at least 11 meters, and three stories
  • Setbacks: relax the common 7 meter rear yard setback.
