The City of Colwood covers 4364 acres. Colwood had 16,093 residents in 2016 in 6,867 dwellings. Modifications to the Zoning By-law No 151 address the inclusion of two-family dwellings where they were previously excluded.

One Transit Oriented Area (TOA) within Colwood’s “Urban Centre” is located at the Colwood Exchange near the intersection of Island Hwy and Ocean Blvd. The Province has excluded SSMUH developments from TOAs. Residential lots within a TOA are zoned for higher densities and more stories than the SSMUH legislation allows.
