Monith Developments, Inc: a BC B-Corp

Monith Developments, Inc is a residential real estate development and consultation Benefit company that emphasizes Passive House construction and supports bicycling infrastructure. We develop under Part 9 of the British Columbia Building Code

We incorporated in January 2025 in response to municipal zoning changes prescribed by the Province of British Columbia. These new changes allow 4 residential units to be built on lots that were previously restricted to only a Single Family House (SFH). The Province has labelled these new possibilities small-scale multi-unit housing (SSMUH).

The new Provincial mandate affects nearly all municipalities. Each city, each district, each municipality changes their own Zoning By-laws to accommodate the new rules. That diversity of by-laws can be overwhelming.

The SSMUH possibilities in one community may not be possible in the next community over. Monith consults with homeowners to evaluate options specific to their own municipality, whether that is adding a garden suite, adding two new suites, or removing the existing SFH and replacing it with an SSMUH.

We registered as a B-Corp in British Columbia, Canada. Our baseline Benefit is to deconstruct the existing residential home and make salvageable materials available through the marketplace. We produce additional Benefits on a per-development basis.


Founder, Developer, Consultant

David Collins founded Monith Developments, Inc in response to new Zoning By-laws allowing 4-plexes where SFH were the restricted choice. Prior to that he worked in the construction industry for six-and-a-half years creating secondary suites on southern Vancouver Island in existing SFH, and also notably working on a structural insulated panel (SIP) project.

David has actively contributed to the Passive House community for 5 years. First, as a certifier, and as a Consultant working directly with architects.

An avid cyclist, he has done many multi-day bicycle trips with panniers, and regularly commuted by bicycle in Victoria, Ann Arbor, MI, and metro Detroit. He’s put that passion into augmenting the Capital Regional District’s growing bicycle infrastructure.

He holds a PhD in Applied Mathematics. He generalized existing models that simulated rain drop formation in atmospheric clouds.

Not new to the entrepreneur arena, David secured federal government funding to develop an energy meter for distributed solar thermal energy production.

His teaching career prepared him for this. He broke down complicated concepts into bite-sized chunks, and students with varying depths of background knowledge handled those chunks adeptly. And that skill is relevant today when he chats with homeowners about their SSMUH options.
