The District of Central Saanich covers 10180 acres.  Just under one-half of that, 49%, is in the Urban Containment Boundary (UCB). Only lots within the UCB are eligible for SSMUH development.  Central Saanich reports a population of 17,385 in 2021 and 7,621 private dwellings. The District expects growth to continue at 1% per year, and this will need additional housing options. Some of those will be in-fill such as Small-Scale Multi-Unit Housing (SSMUH). Central Saanich consistently follows the Province’s lead and uses the phrase SSMUH to refer to this new type of density infill.

Zoning for SSMUH in Central Saanich

The District of Central Saanich has ten residential zones within the UBC. Two of those zones permit the development of SSMUH dwellings. The District has passed new Zoning By-laws that intrinsically include SSMUH uses within a ‘Corridor” or a “Neighbourhood.” These new infill uses are permitted without needing to identify those uses as auxiliary to single- or two-family zoned uses.

Oak Bay does not contain any Transit Oriented Areas.
